    Default Wellington Suburbs

    Hi,

    I want to open this thread as a forum for discussion about Wellington suburbs for the benefit of those who want to invest in a property!

    Such as me and my husband. Its our first house and we are looking for a sunny place approx 30 mins drive to the city or 30 mins by public transport(train/bus).

    We have seen a house in Broadmeadows and another one in Woodridge along with heaps of places in Newlands and Johnsonville. We could speak to people about J and N but dont know many people living in B and W so thought this would be a good place to get some feedback.


    1. How are Broadmeadows and Woodridge as suburbs? I know that they are relatively new suburbs, atleast Woodridge is.. but how are they in comparison with Johnsonville and Newlands? Are there any known problems with houses in these suburbs? Is the commute to the city by bus very long? We have always lived close to shops takeaway places so is it a big inconvenience to not be close to these?

    2. If there was a choice to be made between Broadmeadows and Woodridge, which would win? Consider all factors possible!

    3. Do property values in these not so populated suburbs rise and what are the factors affecting property value here?

    Hi and welcome!

    I can't believe we didn't get any opinions on neighborhoods yet, this is always my favorite topic!

    I haven't actually been to Broadmeadows myself, so no opinions there. But I'm wondering if you are looking 30 minutes by train or car or bus? How are you planning to commute?

    30 minutes by train gets you to Upper Hutt or Plimmerton by train. Time of day has a huge impact on how far you can travel by car or bus. I've heard of it taking a very long time to get to Karori at commute times.

    Essentially, the town is your oyster! I'd look at lots of open homes in lots of neighborhoods before settling down in one. Things like wind, services (what shops are there), noise, house quality, safety of neighborhood, price of houses all go into the calculations. I don't think there is perfect place to live, but it's a long term commitment (particularly as prices aren't rising so it may take a while before you house grows in value enough to cover the expenses in selling it) so you want to make the best choice not a rushed one.

    I nearly bought a house in Broadmeadows. Mostly big family houses, quite new and modern and many with great sea views.

    I think Woodridge is too new for many people to live there yet, on here anyway. We looked up there at the new houses but they are expensive with nothing there, I think it's a bit high up so gets stuck in the low cloud a lot, can be like that round here a bit, I'm in Churton Park & lucky we are in the middle so don't get swamped by cloud but higher up where the new builds are going up it does, same as Newlands too, on a bad day it's hard to drive as you can't see hand in front of your face.
