Market rent is described in the Residential Tenancies Act as the amount of money a willing landlord might reasonably expect to receive, and a willing tenant might reasonably expect to pay for the tenancy, in comparison with rent levels for similar properties in similar areas.

Rental prices from the Tenancy Services Division include rentals for social housing so market rents in the lower quarter of prices are unlikely to be found in the private sector in some suburbs.
Rental properties in New Zealand are typically let from around the beginning of the calendar year for 12 months. Because of this there is generally an increase in rents at the beginning of the year.
According to Crockers Property in December 2012, Aucklanders are paying around $155 per week more to live in a three bedroomed rental compared to the rest of New Zealand and $90 per week more to live in a two bedroomed rental.
From the selection displayed, the Tenancy Services Division figures show that in West Auckland / Waitakere the most expensive average rent for a two bedroomed house is in Titirangi at $360 per week. The cheapest is in Kelston at $322 per week.
For a three bedroomed house in West Auckland / Waitakere the most expensive average rent is in Titirangi at $430 per week and one of the cheapest is in Glen Eden at $380 per week.
Barfoot and Thompson’s 2011 Rental Market overview stated that the average rental for a one bedroomed property in West Auckland was $249 per week for the six months ending December 2011, $318 per week for a two bedroomed property and $381 per week for a three bedroomed property.

Hi, I have a three bedroom home in Massey West, Waitakere (Still paying mortgage off). Could you tell me how much I can expect to rent out two of the rooms. E.g 1 person wants to rent both the two rooms, also facilities would be shared, plus garage storage, carport for the tenant, Use of kitchen, bathroom, laundry and cupboard storage in hallway/kitchen/laundry. Rooms are both single sized?
How much can I reasonably expect for rental of 1 room and two rooms?

Hi Mary,
For your specific circumstances, a local real estate agent may be the best person to advise you on the rent to charge as they can take into account exact area, condition and size of rooms.
Looking at the tenancy services median market rent figures for one room in Waitakere, the median rent ranged from $157 to $220 a week. Since you would be renting out two rooms to your tenant, I suggest you could charge a little more.
