    Hi all.

    I'm heading off back to the UK soon, so our family home of the last 14 years is on the market.
    Situated in a quiet cul-de-sac in Birkdale on the North Shore (one of Auckland's fastest appreciating areas).

    Built in 1967, it has 3 double bedrooms, 2 bathrooms plus basement rumpus/workshop. Cedar weatherboard cladding and concrete tile roof and solid hardwood (matai) flooring on a large (739sq.m) fully fenced section with mature deciduous and fruit trees. Loads of space for a growing family and pets.

    We've spent a load of dosh renovating with meticulous attention to detail, although there are a couple of rooms that just need to be redecorated and some finishing to do to stamp your own identity.

    The outside of the house has been newly painted; all internal stud wall and ceiling linings and doors/door framing have been replaced and all walls (internal and external) have been fully insulated.

    Internal decor is very stylish and bright (although neutral colouring); all modernised areas have been fully rewired; lighting has been upgraded to recessed low-voltage halogen downlighting and all switches and sockets have been replaced with ultra-modern PDL800 "Modena" switchgear.

    The living room (in particular) has been extensively modernised, featuring a custom-built entertainment unit including a wall recessed flat TV mounted above a Real Fires RF700 mains gas fire. The existing Toshiba LCD TV and Denon home theatre system can be included in the package if required (by negotiation).

    The modern custom-built dream kitchen features dark "charred oak" cabinetry with "soft close" drawers, double sinks with Grohe tapware and In-sinkerator waste disposal; a large central island and black granite benchtops throughout. Stainless appliances include Smeg gas hob with electric oven and large capacity extractor hood; LG dishwasher; Samsung side-by-side double door icemaker and chilled water fridge freezer. Just off the kitchen is a purpose-built home office/computer workstation in hallway with matching cabinetry.

    The gorgeous brand new ensuite bathroom (which wouldn't look out of place in a million dollar home) is fully tiled (floor to ceiling) and features a huge 1500mm x 900mm walk in shower with toughened glass screens; top quality St. Michel cabinetry with Italian made porcelain hand basin and Grohe tapware; heated towel rail and WarmUp programmable under-tile floor heating.
    Water heating is by mains gas via a Bosch "on demand" unit, so large families will benefit from never running out of hot water.

    The main family bathroom is next on the renovation list, but it's still fresh, clean and fully functional, although a bit tired. That is a project for the new owner to tackle, and tapware, heated towel rail etc. matching the new ensuite is already included in the package and ready to go.

    A large deck on the rear of the house has been drawn up, and consents have been approved, but this has not yet been built. Deck plans are included.
