We are in the middle of house hunting- we arrived, renting in Glendowie to see if we like it (which we do)- but are now trying to find somewhere to buy in this area.
We have been plagued with houses that could be leaky (plaster-type homes, lots of modern places in the area like this and built with cladding afixed to the frame- a tell-tale sign of potential leaky-ness) and also places that have a 1/50 flood risk of 30-40cm water... and built before the point that they should have been made to build at least 50cm above the potential water levels. So places like this seem to be negotiable- but clearly for a reason. (FYI if there is a flood risk on the LIM head to the council- you can talk to their engineers for free who can give you advice on what it means).
Sadly places which don't have too much wrong with them, in good school zones, are usually sold at Auction- ie turn up on the day and commit to buy. Not like the UK where there are loads of chances to buy- if you agree on the day it's pretty tough to get out of it (but the positive being no gazumping and a very fast turn around time, if you want it).
Maybe not what you want to hear but from what I can gauge work out what you want, what really you have to have, and offer what you can afford/think it is worth. And if you don't get something then it wasn't meant to be. Good luck!
