    Hi there,

    Could anyone explain the meaning of "property inspected is clad with brick and plastered fibre cement cladding". Does that mean its a brick or plastered house?

    Apologies, I am looking to buy and have no idea about how houses are built. Any suggestion for things to look at and improve the understanding of the elements would be of great help.

    Seems like a mixture of brick and cladding perhaps; no expert but you need to be more careful with cladding.

    "Clad with brick" means thin veneers of brick, usually applied to another material - could be wood, concrete, etc. it does not mean built with bricks. Fibre cement comes in many forms, but here is likely to be fibre cement boards with a thin layer of plaster over. Certain types of fibre cement boards were misused in construction from the early 1980s to mid 1990s and also poorly maintained - giving rise to the "leaky home" problems.     Fibre cement is not in itself a problem, as long as it is used, and maintained in accordance with its specifications,

    Most plaster work is done over bricks. So these smooth finish houses we see in NZ, generally speaking they use a low grade of bricks and then they plaster over it. Leaky house syndrome has an array of issues. A lot due to poor flashings in these plaster clad houses which didn't allow for moisture control. Some were so bad that the systems they use relied purely on the layer of paint to keep the moisture and rain out. I mean what kind of maintenance is that ? Having to paint so often to ensure no moisture gets in.
